Villa Kallithea provides a very rare opportunity for a couple or small family to stay at a gorgeous holiday villa with superlative sea, mountain, and sunset views, and where the extensive grounds and exceptionally long infinity pool (which has optional heating) are for their exclusive use only. Set on an elevated hillside, close to the local amenities,Villa Kallithea overlooks one of the prettiest stretches of coastline on Crete. All the outdoor areas, and most of the living accommodation, benefit from the fabulous scenery, which isn’t a surprise when you know that “Kali Thea” means “Good View” in Greek.

Beautifully designed both inside and out, every feature of this enviably located villa inspires effortless relaxation. Boasting the finest outside facilities that we have seen, there is an impressive amount of space to enjoy, all of which has been recently transformed with the use of local stone and the skill and artistry of a stonemason and his team who we have known for many years.

The centre of holiday enjoyment is sure to be at the magnificent 56m2 infinity pool and the eating and lounging area one terrace above, complete with a choice of 2 barbeques, a marble sink, a refrigerator/freezer, a drinks fridge, a private shower with hot and cold water, a cloakroom with basin and toilet, and 4 fire bowls. The comfortable L-shaped sofa, and substantial teak dining table, cushioned chairs, and sideboard sit under a gazebo which has adjustable blinds that provide welcome shade at the hottest times, or protection if the wind picks up.

When looking for a villa, the first thing that most of our clients ask for is a big pool. With taxes in Greece being much higher for larger pools, we seldom see pools like the jewel at Villa Kallithea. At 14m x 4m, it is the longest pool in our portfolio, and can be heated for a fee if required, which is a huge bonus in the Spring and Autumn when standard pools can be rather chilly. An array of furniture including 2 canopy double sun-loungers, invite you to do nothing more strenuous than lying back with a chilled drink whilst taking in the picturesque panorama.

Unfurling over many terraces, to fit in with the natural lie of the land and take advantage of the mature cedar trees that flank the plot, the landscaped garden is nothing short of a horticulturalist’s delight. A myriad of trees, shrubs and flowers have been planted including grapes, lemon, apricot, pomegranate, quince, pear, fig, cherry, peach, nectarine, mandarin, apple, kumquat, orange, avocado, and sweet grapefruit, as well as bird of paradise, hibiscus, jasmine, honeysuckle, roses, African daisies, aloe vera, cacti, prickly pear, and palms. At the very highest point of the 6000m2 grounds is a terrace which incredible views, some shade from a tall olive tree, 2 sun-loungers, and built-in stone benches, and is the perfect place to enjoy moments of solitude with a good book if needed. At the lowest point of the plot, an electric gate opens onto a large, private parking area, from which a few steps, or a small ramp, reach the ground floor of the villa, outside of which is a spectacular fountain which, in common with the other terraces, is particularly magical when lit up at night.

The bright and welcoming living accommodation is situated on the top floor of Villa Kallithea and can be accessed either via an interior staircase to the main door to the lounge, or an exterior curved wrought iron staircase that leads directly from the dining and lounging terrace up to the west side bedroom balcony. Modern and tastefully styled throughout using the fresh Greek colours of white and blue, the recently renovated penthouse flows easily from one room, encouraging easy summer living whilst showcasing the glorious sea views. The open plan living/dining area covers the entire width of the villa and has 2 sets of 6 doors which can be folded back so that one side of the living room is completely open-air. With quality new furniture and fittings, and a newly fitted kitchen and shower room in 2024, free Wi-Fi, a smart TV, a blue tooth speaker, a selection of books and games, balconies on 3 sides, and remote-control LED lighting, there are all the vital facilities that make a superb home-away-from home holiday retreat.

Whilst there is no reason to stray far from Villa Kallithea, if you do want to go out for a delicious meal, a short 400m stroll through the quaint narrow streets in Kokkino Horio village takes you to the taverna and well-stocked general store, whilst the small fishing harbour, shops, cafes, and tavernas that are clustered around the pretty cove-like sandy beach in Almyrida, are only 7 minutes away by car.

 

*** The living accommodation is on the top floor of the villa which has its own entrance door. The garden, pool, barbeque area, outside lounge and eating area, are all for the private use of the guests who rent the top floor of the villa. The only shared areas (if the owners are occasionally in residence on the middle and ground floors of the villa), are the main stair well and the parking area. The villa owners are a lovely couple from Germany who will sometimes stay at the villa but will not use the outside areas at all except for the parking area and main entrance staircase when coming and going. When they are at the villa, they will be unobtrusive but will be able to help if needed and answer any questions. If you do not want the owners at the villa at the same time as you, please let us know and we can check that they will be away. Other than this, the villa is for your personal and private use, and you can holiday as you would at any other villa.

***In 2025 the middle floor of the villa has undergone a renovation. If needed, a third or 4th bedroom can be made available for an extra fee.

 
 

Villa Accommodation

Top Floor (5 steps or a ramp from the parking area to the ground floor, then 34 steps via the inside stairwell, or 14 steps via iron staircase from the outside dining terrace to the west side bedroom balcony, 7 steps from the lounging/dining/barbeque terrace to the pool terrace, ): A living room and dining area, 2 double bedrooms each with a king size bed, 1 shower room, a long sea and mountain view balcony, 2 further balconies. There is a door on the ground floor that opens into the stairwell. 34 steps take you up to the front door of your accommodation. This opens into the large dining/living room which has a blue and beige corner couch, a white coffee table, a white TV unit which holds a 40 inch smart TV, books and games, a white dining table with 6 white chairs with pale beige cushions, blue and white curtains, and 2 birds or paradise plants, 2 yuccas, and 2 Washingtonian palms, all in blue and white pots. The ceiling is white wood panelling with remote control multi coloured lights that are recessed behind 2 blue diamond shaped areas on the ceiling. One entire wall consists of doors that fold back to the long balcony and sea views. In addition, there is a wide double window facing south that looks out over the pool and dining terraces to the mountains, and a wide double window facing north over the parking area to the sea. Double doors open to the middle bedroom, there is a window to the pool side bedroom, and a door to the kitchen. The kitchen has white gloss built-in cabinets, a built-in oven and ceramic hob, a refrigerator/freezer, a white painted dining table with a marble top, and matching chairs with black cushioned seats, a side table, a washing machine, a dishwasher, a microwave oven, a Tassimo coffee machine, an electric egg cooker, an electric juicer, a kettle, a toaster, and a full kitchen inventory. There is a window with shutters that looks out to the terraced rear garden, and a door that opens onto a balcony that also overlooks the rear garden.

A hallway leads off the kitchen and it has a window to the rear garden and the doors to the 2 bedrooms and the shower room. The middle double bedroom has sea views (through the dining room), a king size double bed (160cm) with a white and pale wood frame, 2 matching bedside cabinets, 2 wall mounted reading lamps, a matching double wardrobe with a safe box, a white dressing table, mirror and padded stool, light beige curtains, and lockable double doors that slide open into the living room. The shower room has grey and white mottled tiles, a mid-wall strip of white and silver tiles, a shower with a glass screen, a round white and grey marble sink on a white marble shelf, with a marble framed mirror and light, a wall hung toilet with a marble surround, a hairdryer, and a frosted window. The poolside double bedroom has a king size double bed (160cm) with a white and pale wood frame, 2 matching bedside cabinets, 2 wall mounted reading lamps, a matching double wardrobe with a safe box, a white dressing table, mirror and padded stool, light grey curtains, a double window that opens into the living room and has sea views through the living room, and double doors that open out onto a balcony that has sea and mountain views and a silver iron staircase which goes down 14 steps to the barbeque and dining terrace.

Villa Location

Kokkino Horio taverna and mini market are within easy walking distance of Villa Kallithea. The family-run taverna is shaded by weeping willow trees and has delicious food and friendly owners During the summer months there are occasional live Cretan music nights at the taverna, which are a lot of fun. Kokkino Horio (“red village” in Greek) was the main village set for the film “Zorba the Greek”. There are little whitewashed houses and narrow streets that wind around the village centre. Kokkino Horio is home to the famous glass blowing workshop/gift shop where recycled glass is blown into amazingly beautiful products including lampshades, ornaments, decanters, plates and bowls. The coastline below Villa Kallithea is famous for its sea caves and it has Koutalas cove which is a rocky inlet with a small stony/sandy beach that is only a few minutes’ drive (1.2km) from the villa. Plaka Square is just 3km away and has 3 tavernas, an Italian restaurant, 2 well stocked mini markets, and 6 cafes. 7 minutes away by car is the lovely village of Almyrida which is built around a crescent shaped sandy beach. The beach holds the EU's coveted Blue Flag for cleanliness, and is very shallow and safe, which is good news if you have children or are not a strong swimmer. Lining the beach are 11 tavernas 2 pizzeria/pasta restaurants, 5 cafes, 1 bar, 6 gift shops, 3 mini markets, 1 jewellery shop, 2 ladies clothes shops, 1 fruit and vegetable shop with a deli counter, 1 Italian ice cream cafe, 1 bakery, 1 pharmacy, 3 real estate offices, 1 nail spa, a hairdresser, and 1 kiosk. Villa Rental Prices

The following prices are shown EUROS, per WEEK, and are for the Villa with up to 4 persons. A 5th person can be accommodated for the extra fee of €105 per week.

These prices include a Free Welcome Pack, bed linen and towels, once weekly cleaning, a villa information book, and a villa copy of the essential guide book "Crete on the Road" by Frankie Miles.

*** As of January 01, 2024, the Greek government have replaced the old “bed tax” with a new tax that is applied to all stays in short-term rental accommodation in Greece. The Climate Resilience Levy is a response to the devastating forest fires and floods that Greece has experienced in recent years, with the government hoping to generate extra funding that will go towards financing reconstruction, supporting victims, and increasing the country’s defences against future natural disasters.

The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows:
€10.00 per night on stays between March 01 and October 31, and €4.00 per night on stays between November 01 and February 28/29.

We will collect the Climate Levy with your final balance payment and it will be clearly itemised on your Booking Confirmation.

Whilst we understand the potential budget concerns of our guests, this tax/levy is beyond our control and we encourage our guests to see this as a way of contributing to the protection of the planet and the beautiful area where they are holidaying.
